Selling your home is a very important decision.  One of those big life decisions!  It makes a huge difference whether you hire a Realtor whose goal is to sell your property for the highest price possible, within the time frame you need, making the process efficient, stress-free and successful vs. hiring a Realtor who is just going to put the house on MLS and hope it sells! 

It’s also important to hire a Realtor who not only knows the area, but one who is going to be professional and responsive. Not only to clients, but to other Realtors who want to show your home.

I have found throughout my 19 years in Real Estate that every seller is unique, and what works for one person may not work for another. You may want a Realtor who is there for every showing. Or maybe that’s not important to you. Maybe you want a Realtor to do Open Houses… or maybe you don’t like the idea of opening up your home to strangers and nosy neighbors (there are pros and cons to Open Houses). Of course you want a Realtor who is going to do everything possible to have as many qualified buyers as possible exposed to your property until it is SOLD!

My basic marketing plan is below, but may not contain everything I do in selling homes, as Real Estate and technology is constantly evolving and I am always learning and looking for new ways to do my job better. My goal is for you to walk away from the sale of your home with nothing but praise for me as your Realtor.

The following is my Marketing Plan:

  • Immediately submit your property to the Multiple Listing Service, which is currently available to over 115,000 Realtors in Florida.
  • Hire a professional photographer, so that photos of the home are the best quality possible.
  • Set up Custom URL for your property.
  • Prepare an informational brochure with photographs of the property and a list of features and benefits.  This will be used by the cooperating agents to show to their potential buyers. 
  • Create additional exposure through a professional sign and riders (where permitted) and a Supra Computerized key system that shows evidence of every showing, tracking each Realtor’s name, office and phone number, along with the date & time of showing.
  • Create Virtual Tour.
  • Submit listing to major Internet Search engines and websites.
  • Post Ads with photos on Social Media, including Facebook.
  • Hold Open Houses and run Ads to attract people.
  • Send direct mail (postcards) of your listing to the surrounding area.
  • Supply a copy of the multiple listing for your approval.
  • Prequalify, when possible, all potential buyers to save time and energy.
  • Request feedback from Realtors who have shown the property.
  • Make you completely aware of all the various methods of financing that a buyer may want to use.
  • Log all calls generated and the source of their origin.
  • Present all offers and assist you in negotiating the very best possible price and terms for you.
  • After the contract has been accepted, handle follow-up and keep you informed on all mortgage, appraisal, inspection, title and other closing procedures.
  • Have your check delivered at the close of escrow!
  • Complete the follow-up to make sure you are satisfied with every procedure.
